Once we have found the right buyer, it's time to close the deal with a legally binding contract and a smooth, hassle-free transaction.
When you walk into a model home, the builder is considered the seller, while the agent inside the model home works exclusively on behalf of the builder. It is ALWAYS their job to have the builder's best interest in mind and not yours. When you choose to build a home without a trusted real estate professional, you are essentially allowing the builder's agent to represent you as second priority . As your representative, it is my job to protect your interests and to make sure your transaction and the construction of your home goes smoothly throughout the entire building process. With my broker commissions being paid by the builder, my representation services are absolutely free to you!
* It is required upon first visit to a builder's model home to declare that you have a real estate agent representing you. The builder's agent will provide a Realtor representation card for you to fill in your information along with your agent's information.
Your role in the construction and design of a newly built home can be wide ranging. It might involve purchasing an open spot of land and overseeing the entire home construction project; or it could be buying a home in a neighborhood planned and constructed by a builder with limited options. There are three major categories of newly built homes:
Buying a newly built home is similar to the process of purchasing a previously owned property, but there are important differences. Here are some significant steps when purchasing new construction.
More and more builders are starting to require that potential buyers be approved through their preferred lender first. Although some builders require this, in the end you are still free to use your own lender to close the deal if you so choose. Most builders preferred lenders will offer monetary incentives if you choose to use their lender to close the transaction.
You will now select an available lot in the community of your choice. Some lots will come with what's called a "lot premium" which means you will be required to pay a monetary amount in addition to the base price of the lot due to the lot's desirability (corner lot, larger lot, cul-de-sac, etc.). After choosing a lot, we will review the current and planned amenities for the neighborhood, school systems, HOA fees and HOA covenants (if any) so you will know what’s expected of you as a resident of the community.
The builder will have a selection of available floorplans from which to choose, and many floorplans will have customizable options (e.g., reversing the layout, adding a bedroom, etc.).
Your choice of floorplans may be narrowed by a number of factors, including the development you’re building in (some floorplans are designated only to certain subdivisions), the size of your lot, and your budget. We will have the builder's agent walk us through the options to help you select the floor plan that works best for you.
After choosing the perfect lot and floorplan, it's time to schedule a design consultation. You will choose flooring, cabinetry, paint, and other design features.
After you've made your selections and approved them, it's time to sign the builder's contract. This contract includes the terms, a description of the property, the projected timeline, the cost, payment schedules (if applicable), warranties, and so on.
Owning rental property can be a great opportunity for individuals who have do-it-yourself (DIY) renovation skills and the patience to manage tenants.
